Terms & Conditions


Bookings made are in accordance with the following Terms & Conditions.
Payment of a deposit and/or receipt of key/s are deemed to be your acceptance of these Terms and Conditions.

Before making a booking & paying a deposit it is your responsibility to have read and understood the Terms and Conditions. We reserve the right to change all or part of these Terms and Conditions at any time and it is your responsibility to keep yourself updated on any changes which will be displayed on our website.


Security Bond: All guests are required to pay a security bond directly before arrival. The bond payment provides security for the property in the event of damages, breakages, excessive cleaning and loss or theft, parties, functions or large gatherings, and determined by our Cleaner and or a member of NOOSA BEACH ABODES staff.
Keys will not be handed out if the bond payment has not been paid before arrival.

Please read this: If upon inspection of the property at time of departure we find damage, theft, loss or excessive cleaning is required, and the house has been used for other purposes apart from a residential holiday property the cost will be charged to the bond payment. By accepting keys and giving us bond payment, you accept these Terms and Conditions.

The security bond required varies depending on the property.


Any cancellation of this reservation must be notified to NOOSA BEACH ABODES in writing. Cancellations may result in full forfeiture of monies paid by you in respect of the reservation.

If the guest cancels the booking, and three months (90 days) notice is given the deposit/payment will be refunded less a $300 administration fee.
If the guest cancels a booking with less than 3 months (89 days) notice, the deposit/full payment will not be refunded unless the property is re-let for the period of the cancelled booking. The administration fee of $300 will be retained.
If a guest wishes to reduce the period of the booking NO REFUND of unused tariff will be considered.

If payment was made by Credit Card, the Credit Card surcharge is also not refundable. If a Guest terminates their stay early and does not use all nights booked, no refund is offered.

NOOSA BEACH ABODES – highly recommend travel insurance.


Changes and alterations to any bookings can only be made up to 60 days from arrival (at the discretion of NOOSA BEACH ABODES). Any changes made within 60 days of your arrival are not permitted and attract the same conditions as a cancellation as stated below with an admin fee of $300 applied to the change:

The following conditions apply to alterations to confirmed bookings outside 60 days from arrival:
Any requests for alterations or changes to bookings are at the discretion of Noosa Beach Abodes.
The new booking must be made to the same property as originally booked. The tariff for the new booking must be the same or greater than the original booking if the tariff has been increased. The prevailing tariff at time of change will be applied to new amended booking. The new booking period must be within 12 months of original booking date. An alteration to a booking can only be made once with a $300 admin fee applied.

All booking cancelled by NOOSA BEACH ABODES due to circumstances out of their control will be exempt from this CHANGE OF DATES condition.


The booking fee covers our general running costs which are incurred that include admin fees, customer service fees, staffing fees, marketing services, phone fees, software development, security audits, fraud protection, server hosting, office rent, ticket scanning equipment and all general expenses with running a business.


NOOSA BEACH ABODES is not responsible for any bank fees associated with transferring deposit/s, final balance, or payments for a booking. Nor will we be responsible for any currency exchange charges or fees, or international transfer fees, all these fees will all be the responsibility of the guest to pay and will be added to the tariff (if required).


The booking of your reservation is made in good faith but may be subject to change. Noosa Beach Abodes is not responsible for actions beyond their control such as, if the property is sold or withdrawn from the holiday letting with Noosa Beach Abodes Accommodation for any reason, the property is altered in any way, or the owner wants the property for their own use or any other reason. If the property becomes unavailable for any reason and the booking is cancelled by the agent, Noosa Beach Abodes may try to relocate you to an alternative property or provide a refund of the deposit paid. Guest(s) may be charged an additional tariff in respect of that alternative property. Guest alterations to the reservations are not permitted within 60 days prior to your arrival date. Alterations to the reservation requested more than 60 days before your arrival date may be approved, at the discretion of Noosa Beach Abodes provided that the booking remains with the same property as originally booked. The new dates must be within 12 months of the original booking and the tariff applied to a new booking is the rate at the time of change to booking dates. The new booking tariff must be equal or greater than the original booking. An alteration may only be made once.


Guests and invitees must always monitor the observance these Terms and Conditions. A breach by your invitees/guests will be considered a breach by you. A breach of these Terms and Conditions may result in, but is not limited to, you being evicted from the premises, losing your bond (if applicable) and or a deduction made from your credit card, and a forfeit of all monies paid.

Guests and Visitors must comply with all House Rules, By-Laws and instructions from the manager and security services during their stay.
Guests must notify NOOSA BEACH ABODES of any disputes or complaints from neighbours as soon as is practicable.
These rules are firmly in place to protect the nature of holidays in this community, the holiday homes under our management, and the integrity of the holiday rental industry.

Guest and Visitors must always comply with all House Rules.

All guests must comply with the following rules. By Payment of a deposit and/or receipt of key/s are deemed to be your acceptance of these NOOSA COUNCIL SHORT TERM RULES.

Short Stay letting –
9. Code of conduct for guest behaviour

9.1 The code of conduct for guest behaviour for the use, or occupation, of the premises must be—
(i) displayed in a manner, and in a prominent location within the premises, so that it can be viewed by persons using, or occupying, the premises; and
(ii) made available by the holder of the approval, or the contact person, to all users and occupants of the premises, including on any website or social media used to promote the use of the premises for short stay letting or home hosted accommodation.
9.2 The approval holder and, if the contact person is not the approval holder, the contact person, must require each occupant of the premises to comply with each of the following conditions (collectively the code of conduct for guest behaviour)—
(i) each vehicle used by an occupant of the premises must—
(A) be stored in a manner that does not cause a nuisance or inconvenience to adjoining premises; and
(B) be parked within the parking facilities at the premises;
(ii) each occupant of the premises who enters, uses or occupies the premises, including any outdoor area of the premises, for example, an outdoor entertainment area, ,deck, balcony, swimming pool or spa, must not—
(A) detrimentally affect the residential amenity (including but not limited to noise, overlooking or light spill) enjoyed by residents adjoining, or in the vicinity of, the premises; or
(B) cause a nuisance (including a noise nuisance); or
© display unacceptable behavior, for example—
• loud aggressive behaviour;
• yelling, screaming, arguing;
• excessively loud cheering, clapping or singing; or
(D) create a level of noise which is in excess of the acceptable levels described by Queensland Government legislation for environmental protection (noise).
(iii) an occupant of the premises must not sleep or camp on the premises in a tent, caravan, campervan or similar facility;
(iv) pets occupying the premises must be managed and not cause a nuisance (including a noise nuisance);
(v) each occupant of the premises must store general waste (including the separation of recyclable waste) produced as a result of the ordinary use or occupation of the premises in a waste container;
(vi) each occupant of the premises must ensure that the premises, including the grounds of the premises, are kept in a safe and tidy condition.


Disturbance to neighbours, including excessive noise, is prohibited and may also result in termination of rental and additional charges. Please respect your neighbours at all times. Guests and visitors should maintain noise to a reasonable level especially between 10pm and 8am and must abide by any noise abatement or other orders issued by police or other regulatory authority. Guests and visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.


The Property must be left clean and tidy at the end of this reservation. Any extra charges incurred to clean the Property when it is not left clean and tidy or to repair damage to or reinstate the Property, will be charged to the BOND provided by way of security.


Keys must be left where instructed on departure by 10am or a retrieval fee may be charged.
Please make sure the property is securely locked, all windows and doors closed and locked, air conditioning, lights and fans turned off.


Guests are responsible for any loss or damage to keys and remote controls whether accidental or otherwise. Guests will be charged for the repair or replacement of any such loss or damage at the discretion of NOOSA BEACH ABODES. If any guest keys are lost or misplaced, ALL locks for that property must be changed by a locksmith at a cost [in the vicinity of $150 to $800] to the holiday guest. All guests are to maintain the security of the property at all times.


ARRIVAL – Holiday properties are strictly available from 2pm on the day of your arrival. DEPARTURE – Premises must be vacated by 10am on the day of departure unless otherwise pre-arranged with NOOSA BEACH ABODES.
Please leave the property in a similar state to its condition on arrival.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our properties, but the occasional abuse requires that we state the following conditions:


The Property is a residential dwelling within the Noosa community. The Property is to be used strictly as a residential dwelling for residential purposes by the Guest(s) and the number of occupants nominated when booking. The Property is not to be used for any other purpose or by any greater number of occupants. The use of the Property for a function, a party or other like gathering is STRICTLY PROHIBITED.
If you use the Property for a function, a party or other like gathering or other than as a residential dwelling for residential purposes:- (a) your reservation of the Property will be terminated immediately; (b) the Guest(s) and other occupants of the Property will be removed from it; (c) the Guest(s) agrees to pay an additional Tariff of $4,400 (incl GST) and authorise NOOSA BEACH ABODES to debit that additional Tariff to the credit card(s) provided


Should not exceed the number stated on the Booking Confirmation or subsequently agreed in writing. Fees will apply for excess guests not agreed in advance.
Guests will be held fully responsible for the actions of their visitors.


Parties and Functions are strictly prohibited: The Property is not a “party house” or available for any functions and any such activities are strictly prohibited. Use contrary to this may result in termination of rental immediately and additional charges will apply as outlined above.


Excessive noise is not permitted.  Noosa Beach Abodes will investigate complaints of excessive noise or anti-social behaviour.  This will incur an initial charge for after hours of $300. If this initial warning is not adhered to then a call-out charge of $500 payable by the Guest(s) which will be debited from your BOND.
After one warning for excessive noise or anti-social behaviour or disturbance complaints by neighbours, the reservation will be terminated, Guest(s) will be evicted from the premises, and you agree that the tariff applicable to the balance of this reservation will

Office Hours: Monday to Friday 9am – 5pm
This does not include public holidays or weekends.


Guests and Visitors are to use the garage/carport/driveway where appropriate, please do not park in front of neighbour access ways.


Guests and visitors are to dispose of garbage and recycling in the wheelie bins provided at the property. Please do not leave excess rubbish in public or common areas. Extra rubbish removal at the property will be charged to the guest. Do not use the Green bin for general rubbish as this warrants a fine taken from the bond.


For security purposes, please close or lock all windows, withdraw any outdoor blinds/awnings where retractable and lock doors when leaving the premises unattended to prevent rain and water damage during any unforeseen storm or unwanted guests entering the property. The weather conditions can change very quickly on the coast so your attention to this request would be appreciated. No responsibility is taken by the Agent or the Owner for Tenants/Guests personal property.


Will be supplied at all of our holiday properties unless stipulated otherwise.
Beach Towels are not provided at most properties – unless specified.
If linen is provided it includes bath towels (one per person). If you require additional linen or towels or services, please advise us before you check in, and these can be provided at your cost. A small selection of travel size toiletries is provided at most properties.


Swimming Pools (if one at property): The swimming pool/spa must not be used between the hours of 10.00pm and 7.00am. No glassware is permitted in the pool/spa. If glass is smashed, accidental or otherwise, into the swimming pool or spa the cost to drain, clean and refill the swimming pool or spa will be at the direct cost to the guest.


BBQ – If there is a barbecue on the premises, we request that you please clean the barbecue after use. If the cleaner needs to clean down the barbecue after check out, there will be an additional charge to your credit card. While we endeavour to check gas bottles prior to your arrival, occasionally this can be missed. If the gas bottle is empty on your arrival or during your stay, please let us know during office hours and we will have this filled asap.


Guests acknowledge that smoking inside of the property is not permitted and agree to ensure they and/or their Guests smoke outside only. Please safely dispose of their cigarette butts in a tidy manner.


Must be reported to NOOSA BEACH ABODES during your stay. Damage or breakage to property caused by the guest will be deducted from their credit card and or bond supplied.


Please do not move furniture in the property. If furniture is moved and any damage has been caused by the moving of furniture, the cost of repairs and moving to original position will be charged to your bond upon check out.


Dogs are only permitted with prior approval and only in those properties where pets are allowed. A $150.00 pet fee applies at the time of booking.
ONLY If pets are approved, the Guests are responsible for any dogs on the holiday premises during their stay and agree to control behaviour and always supervise dogs. Pets are not to be locked inside the dwelling if the Guests are away from the holiday premises from time to time.

Guests agree to abide by the common sense dog policies. Guests must always clean up after their pet, to dispose of any doggie business left at the holiday premises and ensure grounds, gardens and premises are not damaged by their pet. Any damage will be charged to the guests BOND.

NOOSA BEACH ABODES accept no responsibility for any inconvenience due to machinery or appliance breakdown. We will do our best endeavours to repair, replace, or hire an alternative will be undertaken.


NOOSA BEACH ABODES is not responsible or liable for any loss of or interruption to internet connection or TV reception whether offered as part of the property’s services or otherwise. Sunshine Beach and Noosa are set amongst hills so interruptions to services due to external factors and weather are beyond our control.


We cannot be held responsible for the decisions of the owners of premises (i.e. sale of the property, alterations/repairs, withdrawal of the premises from the letting pool, or other act), which may affect this booking. In the event of a property becoming unavailable, every effort will be made to find alternative accommodation but if this is not possible the guest will be refunded. Where the property owner cancels a booking, all deposits and payments will be refunded in full.


Bookings will not be moved to alternate properties due to a guest change of mind. If it is within the cancellation terms and conditions – outside 60 days – NOOSA BEACH ABODES may consider the reasons and accept. Any movement of bookings is at the discretion of NOOSA BEACH ABODES and further charges may apply.


Breach of these House Rules is a breach of the Terms and Conditions. NOOSA BEACH ABODES reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these Terms and Conditions or who cause a nuisance.


The Law of Queensland governs your use and occupation of the Property during this reservation. You agree to submit to the exclusive jurisdiction of the Courts of Queensland.

Please acquaint yourself with the Holiday Terms & Conditions as receipt of deposit is acknowledgment of these conditions.


NOOSA BEACH ABODES reserve the right to refuse any booking that it feels may be inappropriate or that falls across the period of Schoolies Weeks.  NOOSA BEACH ABODES do not accept any bookings that are related to schoolie celebrations.


If a tradesman is called to the property and the fault is due to user error or “no fault found”, the cost incurred will be the responsibility of the guest. The cost will be invoiced to the guest for payment within seven days or deducted from the guest BOND supplied before check in.


Are common in the area: Our holiday properties are in suburban locations where building work or renovation work are common. NOOSA BEACH ABODES are not responsible for any noise from neighbouring properties caused by building or renovation work. No refund or reduction of tariff will be offered for noise from building or renovation work on neighbouring properties. NOOSA BEACH ABODES cannot be held accountable for any disturbance or inconvenience caused. If we are aware of work that will adversely affect your stay, we will endeavour to advise you prior to arrival. NOOSA BEACH ABODES may try to relocate you to an alternative property, guest(s) may be charged an additional tariff in respect of that alternative property.


Outside of business hours should an emergency arise, please call the emergency number.
Please do not contact NOOSA BEACH ABODES unless it is an emergency, as you may be charged.


If a complaint of excessive noise or anti-social behaviour is received the guest will be sent a text message and contacted on the mobile on file and may result in a $200 charge.
This fee will be taken from the security bond.
If a second noise complaint is received a $200 charge will be applied and the guests may be evicted from the premises by police without rent or bond refund.


Tariffs may change without notice from time to time.  The tariff for the reservation is not confirmed until the 50% deposit is paid.  Once Guest(s) pay the 50% deposit to confirm the reservation, the tariff will not alter.  No responsibility is taken by NOOSA BEACH ABODES for any incorrect advertising of tariffs.  Any verbal offers are not valid and will not be honoured unless they are confirmed by NOOSA BEACH ABODES in writing.


If you are unable to occupy the Property during your reservation or you need to alter your reservation, because of the closure of State borders or other Government mandated travel restrictions, due to and/or during the COVID-19 pandemic, NOOSA BEACH ABODES will agree to one alteration of your reservation, provided that that alteration is of the same Property, to dates that are not more than 12 months after your original arrival date and the deposit paid by you for your reservation continues to be held by NOOSA BEACH ABODES for that altered reservation generally in accordance with these Terms and Conditions. Alternately a CREDIT for same may be issued pending future date confirmation. Any unused CREDIT tariff will not be refunded. Any extra rate is at the expense of the guests and added to the new dates and booking details.

A change to dates due to Covid-19 attract an admin fee of $300 applied to the change.
Each change thereafter due to Covid-19 will incur a $100 admin fee.

If you cannot come due to lockdowns and border closures, you need to advise Noosa Beach Abodes 14 days in advance of the arrival date.

Guests that hold the booking and do not advise Noosa Beach Abodes immediately with the knowledge travel restrictions, border closures, spike in Covid cases in their area or in Noosa and understanding they cannot come due to states restrictions will waiver and CREDIT on offer.

XMAS; EASTER & SEPTEMBER SCHOOL HOLIDAYS: To receive any refund less the admin fee the property will need to be rebooked.
The deposit/full payment will not be refunded unless the property is re-let for the period of the cancelled booking.
The $300 admin fee will be deducted from any refund.

NOOSA BEACH ABODES reserve the right to alter these Terms and Conditions at any time without notice.
