Holiday Accommodation Rental Terms & Conditions
Welcome to Noosa Beach Abodes (NBA). We are delighted to host you and trust that your stay with us will be enjoyable, relaxing, and memorable. In order to maintain a high standard of quality and care for all our guests and property owners, we kindly ask that you read and agree to the following Terms & Conditions.
By confirming your reservation and making a payment, you accept and agree to comply with these Terms & Conditions. NBA reserves the right to modify or amend these terms at any time without notice. The latest version is always available on our website.
Booking Confirmation & Payment Policy
Deposits
To secure your booking, a 50% deposit of the total accommodation tariff must be received within 24 hours of your booking request. Bookings are not considered confirmed until this deposit is paid and a formal confirmation email is issued by NBA.
When booking, you must:
- Accurately complete the online booking form,
- Provide correct guest details, including the ages of all guests,
- Make payment through our secure payment system.
Once these steps are completed, we will issue a booking confirmation to your nominated email address. A tentative enquiry does not constitute a booking, and dates are not held until the deposit is received.
Final Payment
The remaining balance of your booking is due 30 days prior to your scheduled arrival. If your booking is made within 30 days of arrival, full payment is required immediately to confirm your stay.
If the final balance is not paid by the due date, NBA reserves the right to cancel the booking without notice. In such cases, the deposit will be forfeited, and the dates will be released for other guests.
NBA also reserves the right to cancel or decline a booking at its sole discretion. If this occurs and the cancellation is not due to a breach of terms by the guest, a full refund will be issued.
Payment Methods
We accept the following secure payment methods:
- Visa and Mastercard (credit and debit cards)
- Direct bank transfer
Important Notes:
- All credit card transactions incur a non-refundable surcharge, which is clearly stated at the time of payment.
- NBA does not accept responsibility for any international bank fees, currency conversion charges, or transaction costs imposed by your financial institution.
Security Bond
A security bond is required for all bookings to cover potential damages, excess cleaning, or policy breaches. This bond may be held via credit card pre-authorisation or as a cash deposit.
Credit Card Hold:
- A pre-authorisation will be placed on your card the day before or day of your check-in. Depending on the property this ranges from $500, $1000 to $2000.
- This is not a charge, but a temporary hold that typically releases within 7–10 business days after your departure, provided there are no issues.
Cash Bond:
- If you do not have a credit card, a $1,000 cash bond must be paid by direct deposit at least 7 days before check-in.
If a bond is not processed prior to arrival, NBA reserves the right to withhold access to the property.
Deductions May Be Made For:
- Damage to the property, furnishings, appliances, or fixtures
- Missing items (including keys, remote controls, etc.)
- Excessive cleaning or rubbish disposal
- Disruption to neighbours (e.g., noise complaints)
- Breach of pet or guest limits
- Leaving the property unsecured
Guests will be notified of any deductions and provided with a breakdown of charges. A minimum $50 administration fee will apply to any bond claim.
Check-In & Check-Out
Check-In: From 2:00 PM on the day of arrival
You will receive an email on your arrival day with specific instructions for accessing the property. This may include:
- A digital keypad code
- A lockbox location and code
Early check-in may be available upon request but is not guaranteed.
Check-Out: Strictly by 10:00 AM on the day of departure
Late check-outs disrupt our cleaning schedule and incoming guests. A $200 per hour fee will apply for unauthorised late departures.
Please ensure the following before leaving:
- Rubbish is placed in the appropriate outdoor bins.
- Dishes are washed and put away.
- Used towels are placed in bathrooms (no need to strip beds).
- All furniture is returned to its original position.
- The BBQ is cleaned thoroughly (a $50 cleaning fee applies if left dirty).
- All lights, fans, and air conditioning units are turned off.
- All doors and windows are locked securely.
- Keys/remotes are returned to the correct location (e.g., lockbox).
Failure to complete these steps may result in deductions from your security bond.
Cancellation & Changes
Cancellation by Guest:
- 60+ days before arrival: Full refund of deposit, less a $300 administration fee.
- 30–60 days before arrival: Deposit is non-refundable.
- Less than 30 days before arrival: Full tariff is non-refundable.
No refunds will be provided for:
- Early departure
- No-shows
- Change of mind
- Delayed travel plans
- Personal emergencies or illness
We strongly recommend obtaining comprehensive travel insurance to protect against unforeseen circumstances.
Amendments:
Changes to your booking (e.g., date changes, shortening your stay, or changing guest details) may incur a $300 administration fee and are subject to availability. Rate adjustments may apply.
Property Substitution & Force Majeure
NBA reserves the right to substitute your accommodation with a similar property in the event of unforeseen circumstances, including but not limited to:
- Property sale
- Natural disasters
- Essential repairs or maintenance
- Government restrictions (e.g., travel bans)
If no alternative can be provided, a full refund will be offered. NBA accepts no responsibility for loss of enjoyment, relocation expenses, or travel costs arising from such changes.
Guest Conduct
Guests are expected to behave respectfully at all times.
Strictly no parties, events, schoolies, or excessive noise at any property. Guests must:
- Respect neighbours and local community
- Comply with local council noise regulations
- Use the property only for holiday accommodation
Violations may result in immediate eviction without refund and forfeiture of the security bond.
Noise complaints or after-hours issues may incur the following fees:
- $100 for a phone warning
- $300+ for on-site attendance
Guest Numbers
Each property has a clearly stated maximum occupancy limit, including adults and children. You may not exceed this number under any circumstances unless prior written approval has been granted by NBA.
Breaching this condition will result in immediate eviction and loss of all payments.
Damage, Repairs & Cleaning
Please treat our homes with care and respect. You will be held financially responsible for any damages, breakages, or excessive mess caused during your stay.
Charges apply for:
- Stains on furniture or linen
- Damaged or missing items
- Excess cleaning required
- Sand, food, or debris in pools or hot tubs
Report maintenance issues as soon as possible so we can resolve them promptly.
Keys, Remotes & Lockouts
Lost or damaged keys, fobs, or remotes will incur replacement fees:
- After-hours lockout call-out: $150
- Remote replacement: Up to $300
- Rekeying a property: Up to $1,000
Pets
Some properties allow pets by prior arrangement only. You must request approval in writing before bringing a pet.
Pet stays are subject to:
- $150 pet fee per stay
- Strict no pets on furniture or beds
- Pets may not be left alone indoors
- All waste must be disposed of properly
You will be responsible for any pet-related damage or cleaning, which may be deducted from your bond.

Pool Use
For properties with pools, please follow safety guidelines:
- No glass or alcohol in the pool area
- Children must be supervised
- Keep gates closed and report any faults immediately
Smoking
Smoking is strictly prohibited indoors. If smoking outdoors, please dispose of cigarette butts responsibly.
Smoking indoors may incur significant cleaning and deodorising charges.
Parking
Only park in designated spaces (garage, driveway, or carport). Do not block neighbours’ access, park on the grass, or in restricted zones.
Improper parking may result in towing or fines.
Internet
Where available, free Wi-Fi is provided for guest convenience. However:
- Speed and reliability may vary
- No technical support is provided
- No compensation is offered for internet issues
For critical internet needs, we recommend bringing a backup hotspot.
Booking Fee
A $50 non-refundable booking fee applies to all reservations. This fee covers administrative support and secure transaction processing.
Legal Jurisdiction
These Terms & Conditions are governed by the laws of Queensland, Australia. Any disputes shall be resolved within the courts of Queensland.
Agreement
By proceeding with your booking, you acknowledge that you have read, understood, and agree to comply with these Terms & Conditions. Non-compliance may result in cancellation of your booking, eviction, or loss of funds.
