Rental Terms & Conditions
Bookings made are in accordance with the following Terms & Conditions.
Payment of a deposit and/or receipt of key/s are deemed to be your acceptance of these Terms and Conditions.
Before making a booking & paying a deposit it is your responsibility to have read and understood the Terms and Conditions. We reserve the right to change all or part of these Terms and Conditions at any time and it is your responsibility to keep yourself updated on any changes which will be displayed on our website.
Deposit and Final Payment
Noosa Beach Abodes – NBA - requires 50% of the total tariff as a deposit to secure a reservation.
Reservations are not confirmed until:
We have received your booking request in full
Full list of guests and ages are provided
Your payment has been processed; and
We have sent you a booking confirmation email
– Final payment will be due 30 days prior to the arrival date.
– Payment of the total tariff will be required at the time of booking for all reservations made within 1 month of arrival.
By paying a deposit for a rental property, you agree undisputedly to these terms and conditions.
NBA reserves the right to decline any booking.
Payment Options
We accept Visa, Mastercard, International Visa/ Mastercard, or bank transfer is free of charge.
Credit Cards will be charged a surcharge that will be added on from Merchant Warrior as an auto charge on their end.
NBA is not responsible for any bank fees associated with transferring deposit/s, final balance, or payments for a booking. Nor will we be responsible for any currency exchange charges or fees, or international transfer fees, all these fees will all be the responsibility of the guest to pay and will be added to the tariff (if required).
Credit Card Surcharges Are Non-Refundable - If payment was made by Credit Card, the Credit Card surcharge is also not refundable.
Security Bond
A credit card MUST be provided prior to your stay with NBA.
A bond pre-authorization (a hold placed on your credit card) will be actioned on the day before or on the day of check-in. The amount held will be the amount stated on your ‘booking request’ when making the booking.
Please note a minimum of $100 administration fee will be added on top of any bond claims for damage, additional cleaning, and rubbish removal.
Where no credit card can be provided, a $5,000 direct deposit must be deposited and receipted into our trust account prior to arrival.
The fund your bank will hold the funds between 7-10 working days and will be automatically released if there are no problems during your stay. Once released, the funds will become available again and you will not see this transaction appear on your credit card statement.
Please read this: If upon inspection of the property at time of departure we find damage, theft, loss or excessive cleaning is required, and the house has been used for other purposes apart from a residential holiday property the cost will be charged to the bond payment. By accepting keys and giving us bond payment, you accept these Terms and Conditions.
NO BOND = NO KEYS!
Arrival Policy
Check-in is available from 2pm onwards.
Guests arrive directly at the property via lockbox or door code provided via email on the day of arrival.
Departure Policy
Check-out is by 10am.
Additional charges of $200/hour will be incurred for late check-outs to cover cleaners costs.
Prior to checking out, guests are required to:
- place all rubbish in the outside bins (excessive rubbish will incur additional fees);
- wash and stack away all dishes;
- leave all linen on beds;
- place all used towels in the bathroom;
- clean the BBQ and turn the gas off at the bottle (a $50 cleaning fee is payable should the BBQ be left dirty);
- turn off all electrical equipment, air-conditioning units and ceiling fans; and
- secure the property – ensure all windows and doors are closed and locked.
- Return the 2 sets of keys and remote/s (if supplied) to the lockbox
Failure to comply with the above will result in additional charges. Cleaning required above and beyond a standard clean will also incur additional charges, i.e. marks on walls, coffee stains, rewashing of dishes/glasses.
Any charges applicable for extra cleaning will be charged to your credit card.
Cancellation and Change to Booking
Any cancellation of this reservation must be notified to NBA in writing. Please check your dates carefully when booking, as changes to your booking dates will attract a $300 administration fee.
For all bookings – your deposit (less $300 cancellation fee) is refundable until 2 months before arrival. All cancellations within the final 2 months will result in forfeit of your full deposit.
We recommend you consider travel insurance to mitigate any loss you may suffer due to illness, bad weather, or any other event that may lead to the cancellation of your booking.
Please note we cannot offer a refund if you change your mind about the property after arrival.
Unforeseen Changes
In the case of any problem or complaint, it is important that you as the guest, inform us at the earliest opportunity so that we have the chance to rectify the situation as quickly and efficiently as possible, and must be notified in writing.
NBA will try to rectify any problems as soon as possible and within reason.
The booking is made in good faith and may be subject to change. Refunds cannot be given for events out of the control of the property owner or NBA. Events include, but are not limited to, sale or withdrawal of the property, weather damage, power blackouts, pool motor break down, landslides, internet issues, insect infestation, floods, plan cancellations, demonstrations, civil unrest, and any other unusual event.
NBA properties are in suburban locations where, from time to time, there may be building/construction on houses within the vicinity of our properties. NBA takes no responsibility for any issues relating to noise on neighbouring properties.
In the event of the premises becoming unavailable before your arrival through unforeseen circumstances, NBA will inform you immediately and endeavour to obtain suitable alternative premises or offer a full refund.
The description of the property is given in good faith and no responsibility for misinterpretation will be accepted.
BOOKING FEE - $50.00 PER BOOKING – NON-REFUNDABLE PAYMENT
The booking fee covers our general running costs which are incurred that include admin fees, customer service fees, staffing fees, marketing services, phone fees, software development, security audits, fraud protection, server hosting, office rent, ticket scanning equipment and all general expenses with running a business.
Damages to Property
Guests are responsible for all direct damage to the property, along with loss or damage to any items within the property during their stay and should notify us immediately of any issues.
Bond may be used to cover incidental items such as, but not limited to, consumables, breakages, extra cleaning charges, rubbish removal etc.
If damages/loss are recouped from your bond, we will provide receipts and photographic evidence where applicable
Lost Keys and Remotes
Please ensure you look after your keys, as the following charges will apply:
- Out of hours callout for keys locked inside property – $150
- Replacement of lost keys – up to $1000 (changing of locks may be required)
- Replacement of lost remote – up to $300
Maximum Number of People
The maximum number of people allowed on a property at any one time is the maximum number of guests stated on NBA website for each property.
Noise, Parties and Poor Behaviour
Please note – there is a strict no party policy, nor is the apartment/house to be used as a party venue or for functions or gatherings. Breaching these rules results in immediate termination of your booking with no refund of unused tariff. Please respect the quiet area and neighbourhood you are staying in at all times.
The neighbours are not to be disturbed during your tenancy. Please be aware that you are in a residential area and loud noise (including loud music, talking, swearing, and screaming) is not tolerated at any time of the day.
Should the neighbours make a call to Noosa Short Term After Hours Complaints line, a call-out fee will be incurred at your cost:
If we receive an afterhours complaint the charges are as follows to the guests:
After 5pm - $100 for a phone response and $300+ for a physical call out fee.
All properties are strictly to be used as holiday accommodation only.
Any booking discovered to be a Schoolies, Hen’s or Buck’s booking will result in instant eviction with loss of any remaining rental as well as the security bond.
These rules are firmly in place to protect the nature of holidays in this community, the holiday homes under our management, and the integrity of the holiday rental industry.
Guest and Visitors must always comply with all House Rules.
Office Hours: Monday to Friday 9am – 5pm
This does not include public holidays or weekends.
NOOSA PLAN – SHORT STAY LETTING RULES
All guests must comply with the following rules. By Payment of a deposit and/or receipt of key/s are deemed to be your acceptance of these NOOSA COUNCIL SHORT TERM RULES.
Short Stay letting -
9. Code of conduct for guest behaviour
9.1 The code of conduct for guest behaviour for the use, or occupation, of the premises must be—
(i) displayed in a manner, and in a prominent location within the premises, so that it can be viewed by persons using, or occupying, the premises; and
(ii) made available by the holder of the approval, or the contact person, to all users and occupants of the premises, including on any website or social media used to promote the use of the premises for short stay letting or home hosted accommodation.
9.2 The approval holder and, if the contact person is not the approval holder, the contact person, must require each occupant of the premises to comply with each of the following conditions (collectively the code of conduct for guest behaviour)—
(i) each vehicle used by an occupant of the premises must—
(A) be stored in a manner that does not cause a nuisance or inconvenience to adjoining premises; and
(B) be parked within the parking facilities at the premises;
(ii) each occupant of the premises who enters, uses or occupies the premises, including any outdoor area of the premises, for example, an outdoor entertainment area, ,deck, balcony, swimming pool or spa, must not—
(A) detrimentally affect the residential amenity (including but not limited to noise, overlooking or light spill) enjoyed by residents adjoining, or in the vicinity of, the premises; or
(B) cause a nuisance (including a noise nuisance); or
© display unacceptable behavior, for example—
• loud aggressive behaviour;
• yelling, screaming, arguing;
• excessively loud cheering, clapping or singing; or
(D) create a level of noise which is in excess of the acceptable levels described by Queensland Government legislation for environmental protection (noise).
(iii) an occupant of the premises must not sleep or camp on the premises in a tent, caravan, campervan or similar facility;
(iv) pets occupying the premises must be managed and not cause a nuisance (including a noise nuisance);
(v) each occupant of the premises must store general waste (including the separation of recyclable waste) produced as a result of the ordinary use or occupation of the premises in a waste container;
(vi) each occupant of the premises must ensure that the premises, including the grounds of the premises, are kept in a safe and tidy condition.
Pools
To avoid disturbing neighbors, please refrain from using the pool before 6 am and after 10 pm.
Please ensure that all children are supervised by an adult at all times. If you notice a faulty gate, fence, or lock, please notify us immediately.
Alcohol or glass is strictly prohibited inside the fenced pool area or in the pool
Smoking Policy
Smoking inside the property is strictly prohibited. Additional cleaning costs will be charged to guests who do.
Rubbish Policy
At the end of your stay, all rubbish should be placed in the outside bins provided. Any excess rubbish left on the property that does not fit into the binds provided will be subject to a removal fee.
Parking
Guests and Visitors are to use the garage/carport/driveway where appropriate, please do not park in front of neighbour access ways.
Internet Usage
Internet is provided at most of our properties as a convenience to our guests, for emails, perusing social media, and web browsing.
Login and password details are in the property Compendium.
Please note that an uninterrupted connection cannot be guaranteed. We recommend that if you have urgent or important business to conduct during your stay, you should bring your mobile internet device for this purpose.
Due to the intermittent/unpredictable nature of technical issues, we cannot offer a refund or discount on your tariff should internet service be unavailable at any time during your stay.
Cleaning & Linen
All properties are fully self-contained and include linen, towels, and beach towels.
As our properties are not serviced daily, please contact us before your arrival if you will require additional servicing during your stay (additional charges will apply).
Bins are provided for general rubbish. Any excess rubbish left on the property will incur a removal fee.
A starter pack of basic amenities is provided for your arrival, you will need to go and purchase additional items for your stay.
Repairs to Appliances
If a maintenance issue is reported, you may be asked to participate in basic troubleshooting, before a tradesperson attends the premises.
During your stay, we endeavor to have repairs to appliances attended to as soon as possible. If an immediate repair is not possible (due to parts/tradesperson availability) we will use our best endeavors to supply a substitute appliance if possible.
Unfortunately, if immediate repair/replacement is not possible, we cannot offer a refund or discount on your tariff for any unusable appliances.
Tradesman Call Outs
If a tradesman is called to the property and the fault is due to user error or “no fault found”, the cost incurred will be the responsibility of the guest. The cost will be invoiced to the guest for payment within seven days or deducted from the guest BOND supplied before check in.
Pets
Dogs are only permitted with prior approval and only in those properties where pets are allowed. A $150.00 pet fee applies at the time of booking.
ONLY If pets are approved, the Guests are responsible for any dogs on the holiday premises during their stay and agree to control behaviour and always supervise dogs. Pets are not to be locked inside the dwelling if the Guests are away from the holiday premises from time to time.
Guests agree to abide by the common sense dog policies. Guests must always clean up after their pet, to dispose of any doggie business left at the holiday premises and ensure grounds, gardens and premises are not damaged by their pet. Any damage will be charged to the guests BOND.

Compliance
Breach of these House Rules is a breach of the Terms and Conditions. NOOSA BEACH ABODES reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these Terms and Conditions or who cause a nuisance.
GOVERNING LAW
The Law of Queensland governs your use and occupation of the Property during this reservation. You agree to submit to the exclusive jurisdiction of the Courts of Queensland.
Please acquaint yourself with the Holiday Terms & Conditions as receipt of deposit is acknowledgment of these conditions.
New Building & Renovations
Are common in the area: Our holiday properties are in suburban locations where building work or renovation work are widespread. NBA are not responsible for any noise from neighbouring properties caused by building or renovation work. No refund or reduction of tariff will be offered for noise from building or renovation work on neighbouring properties. NBA cannot be held accountable for any disturbance or inconvenience caused. If we are aware of work that will adversely affect your stay, we will endeavour to advise you prior to arrival. NBA may try to relocate you to an alternative property, guest(s) may be charged an additional tariff in respect of that alternative property.
